What is a Sourcing Agent? (aka Property Finders)

Property Sourcing Agents are more of a hybrid approach, whereas the Sourcing Agent acts on behalf of the house-buying professionals.  An experienced Property Sourcing Company would work with reliable and experienced investors looking to expand their investment portfolio. Normally the fees are chargeable to the buyer as opposed to the seller (as an Estate Agent would do). Another benefit is that you would have someone overlooking the transaction until completion. One of the key difference between a Sourcing Company and Estate Agent is that a Sourcing Company is highly likely to have experienced investors as part of their clients, while Estate Agents normally works with all type of buyers. This is not to say that an Estate Agent would not have experienced buyers in their books, but rather, that a Sourcing Agent niches specifically in transactions for investment properties areas only.

Sourcing Agencies are also regulated by the same redress schemes, to ensure it is a fair and good transaction for both parties.

How to find a local House-Buyer or Sourcing Company in your area?

Well. this is what Treasure Tower is and has been doing since 2012, but to look for sourcing agents in stoke on trent or in your area, some tips to do this could be:

 

  • Search on the internet for local firms.
  • Look for ‘we buy houses’ or ‘we buy any property for cash’ type boards on the streets and call them.
  • Look for ads in local newspapers for companies looking to buy houses in your local area.
  • Speaking to a good and well established Letting Agent. They would most certainly deal with investors and most likely have reliable contact details to share.
  • Many Estate Agents do also work with Sourcing Agents, but understandably they will most likely help on the basis that the sale terms (and their fees) are as if sold via their brand, applying the same as a standard sale.

SPEAK TO A LOCAL ESTATE AGENT

This may be the most obvious one, but it does not necessarily mean it is straightforward. There are various options of choices an opinions of prices, etc. Most of Estate Agencies are postcode orientated, meaning that they niche in a particular market, and they do have their own marketing strategies. In addition, the might also have their own list of existing potential buyers and as such their own valuations and expectations about how much your property can be sold for might understandably be in alignment with such.

They normally benefit from adding yet another rental property in their portfolio for them to manage which helps them grow as a business. That is likely to be their motivation rather than a seller’s fee.

In addition, the management team is likely to put you in contact with one of their most reliable set of investors, as they will want the property to be looked after well after purchase (to minimise headaches while they are letting it!!) and because of that same reason, it also reduces the risk of having your sale fallen through.

PROPERTY AUCTIONS

This one is particularly important if you have to sell quick. Most of property auctions have a limited timeframe for when the buyer needs to complete his or her purchase. It is imperative to understand and read about property auction terms well in advance.

They is normally a higher fee on this, but if you are looking to sell fast then this could be an option. There is also a misconception that auction properties are ‘always sold at a cheaper price, sometimes they do not. Many auctioneers have certainly a good amount of experience in motivating buyers to bid for more! After all, they are working on your interest in try achieving the highest possible price. They would discuss with you first as to what reserve price you’d like (that is, the minimun price you would agree to sell for) and if it doesn’t achieve that amount then it won’t be sold on the auction room, and if you do then anything extra could be regarded as your bonus.
