One of the key difference between a Sourcing Company and Estate Agent is that a Sourcing Company is highly likely to have experienced investors as part of their clients, while Estate Agents normally works with all type of buyers. This is not to say that an Estate Agent would not have experienced buyers in their books, but rather, that a Sourcing Agent niches specifically in transactions for investment properties areas only.

This may be the most obvious one, but it does not necessarily mean it is straightforward. In addition, the management team is likely to put you in contact with one of their most reliable set of investors, as they will want the property to be looked after well after purchase (to minimise headaches while they are letting it!!) and because of that same reason, it also reduces the risk of having your sale fallen through.
PROPERTY AUCTIONS
This one is particularly important if you have to sell quick. Most of property auctions have a limited timeframe for when the buyer needs to complete his or her purchase. It is imperative to understand and read about property auction terms well in advance.
