Network North Project & Crewe’s existing Rail Network ‘Hub’
How will the Network North benefit Crewe? The High-Speed Train is not coming to Crewe after all, at least not for sometime. Yet, Crewe already serves as a significant junction within the rail network, and Network Rail is in the process of exploring development alternatives. While it would be such good news to have the HS2 coming through Crewe as it’s Midland Hub (Phase 2a), the existing HS2 Phase 1 to Birmingham and further improvement to the rail network to Crewe is still very good news.
Crewe is situated in a prime location with a growing population and the Government plan is to accommodate its anticipated future increase due to HS2 and the Network North recently published by the Goverment. There is a growing local population, which is expected to increase when existing projects come to fruition.
The HS2 Project, the Phase 1 of HS2 and Network North is estimated to bring substantial economic growth into the area that will boost house prices significantly. The implementation of the first phase of HS2 will create a new high speed train between Old Oak Common and/or Euston and Birmingham Interchange, extending to central Birmingham and Handsacre, near Lichfield. At such point, HS2 trains will integrate with the West Coast Main Line, enabling journeys all the way up to Manchester, Liverpool, and Scotland. This will also increase commuting from Crewe into major cities including London, potentially rising salaries considerably and balancing the wealth into the midland. Currently, less disposable income than one might think is spent in Crewe and this ‘leakage’ will be put back into the town as it grows.
With the HS2 project coming to fruition together with existing infrastructure developments, the local economy is growing and so are the rental yields. As indicated above, rental yields are already strong with an average of 5-6% yield for BTL investment properties.
Developing Rail Networks are essential for ensuring that there are new business opportunities in the future. These also help stimulate the local job market and facilitate local investment years before the construction process even begins. As it would be expected, Crewe is not only going to be the only city that will benefit from this. The goverment will also allocate an unparalleled £1 billion to finance the electrification of the North Wales Main Line, thereby making parts of North Wales accessible within an hour from Manchester. This would ensure more timely and dependable travel on the 126-mile journey between Crewe, Warrington, Chester, Llandudno including Holyhead, where ferries operate to Dublin. On the another hand, Stoke on Trent city is estimated to grow its economy and goverment will also reestablish the Oswestry-Gobowen line, introducing a new station at Park Hall; construct a new station at Meir (Stoke) along the current Crewe-Derby line; and reactivate the unused Barrow Hill and Stoke-Leek lines.
Crewe already has an Excellent Connectivity and Existing Rail Infrastructure
With the HS2 and Network North projects, Crewe would help provide a 360-degree connectivity, but it already acts as a major interchange on the rail network. Seen with a simple google map search, Crewe Train Station has a major infrastructure with six rail links to all corners of the UK. Network Rail is working on developing options for a Crewe Hub, but one of the key advantages of investing in Crewe is its excellent connectivity and infrastructure. The town has a well-developed road network, with major cities like Liverpool, Manchester and Birmingham all just an hour away by car. This makes it easy for prospective tenants to travel to and from their workplaces or universities without any hassle.

It is without a doubt that Crewe excelent rail conenctivity which will continue to offer huge benefits. Having said that, it is already spearheading £180 million of investment and redevelopment locally. For example, The Market Hall reopened in 2021, and remodelled as a commercial and social centre, while a development scheme has been approved for a new Royal Arcade, including shops, restaurants, and a movie theatre, which will serve a new bus station. There is a high commitment to becoming a Market Leader in Renewable Energy.
