What is a Discovery Day®?
Our Discovery Day® offers a comprehensive induction into our business model as a property sourcing company, covering our investment areas, what we learn about the local niches, and how these align with your goals. It is perhaps the most thorough introduction for any investors wishing to invest in Stoke-on-Trent, Crewe, and the surrounding areas. Whether you need a sourcing agent to help you, or prefer to embark on your own journey as a private investor, this is for you. For over a decade, individual investors and clients have found it to be the most comprehensive first step to address all their initial enquiries, understanding the dynamic nature of our model, what succeeds in the local area, and why we continue to grow strong after all these man years!

Our first Discovery Day was held in 2013, and we have consistently developed it ever since. This is not a property training session per se, but rather a day where you join us in our ‘everyday’ activities while we explain every step of the way and why. We don’t ‘teach you’ theories; we show you what we do and how we do it.
These are very intense, non-stop days where we cover strategies on how to buy an investment property, where to buy, as well as rental strategies and insights into local market niches.

Our Discovery Day® is aimed to give you a snapshot yet powerful insight into what is possible and the great opportunities at hand in our local areas for investors and current landlords to benefit from high yielding investment properties.
HOW LONG DOES THIS PROCESS TAKE?
We normally start the day at 10:15am or 10:30am at our Stoke’s typical meeting location and we finish the day at approximately 17:00. This is not ‘it’ however. We do follow up with another consultation (online or over the phone) and discuss together how you would like to move forward from this point on.
After this process, you will be welcome to join our panel of investors and we initiate the process of finding the right property for you and/or the type of development and target that you decide.
We do not only find properties. That is somehow a very simplistic way of defining it. We find more benefitial to work based on targets: that is, based on your cashflow goals you determine, we go back to where we need to commence in order for you to reach that goal.
HOW MUCH DOES IT COST AND WHERE DO YOU OPERATE?
There is a small fee for the day and this would depend on how many of you are. Please do contact us to enquire about this.

I met Rico through an investor I was working with, and was able to spend a full day out with Rico in an investment area looking at properties and discussing deals.
Rico was fantastic and was a pleasure to be around. During the day we visited many properties and even had a LIVE negotiation with a vendor which I got to see how Rico was able to negotiate and really knew what he was doing. A few of the properties we viewed were properties Rico found privately (not on Rightmove) which it gave us a real advantage in getting a great deal as it is a private vendor selling.
Rico was thorough when looking around properties and had a good idea of refurb costs which gave confidence on his calculations. We met with his builder and local team who were also on point and knew the area inside out. I could see that Rico has a strong team around him who are all supporting what he does.
Before going out on this day with Rico, my confidence was not great and I always felt like I didn’t really know where to start, how to negotiate with vendors and what to do but this day really did boost my confidence as we saw so many properties it was an intense day and got a lot out of it. Rico as friendly and profestsional and was able to really give me some good advice on what to look out for and what not to.
Previously, I spent a few days with a mentor which I paid around £17k for a program and the mentorship was not great. I was a little let down by that other program and didnt feel very confident but when going up North with Rico I felt the day was really useful and learned more than what I did in the program I paid for.
Since spending the day with Rico, I continued going up to the investment area and looking at many properties following the same methods I learned from Rico. Since then I have been able to purchase more properties by myself which were goldmines. It’s now given me the confidence that if I found a property that I could not personally take on myself I would look to pass onto other investors I work with.
Rico had also sourced me probably one of the best deals I have come across which is currently being refurbished and once let out would be NET cash flowing over £1,000 per month.
